
Leasing Requirements
To qualify for one of our rental homes, applicants must meet the following standard criteria:

Income Requirement: Gross household income must be at least 3 times the monthly rent.

Credit Score: A minimum credit score of 600 is required.
Conditional approval may be available for applicants with lower credit scores, subject to additional requirements (see below).

Rental History: No felony convictions, housing-related collections, or evictions within the past 10 years.

Pets: Most of our properties are pet friendly, allowing up to 2 pets.
A pet rent of $25 per month, per pet applies.
Terms may vary if otherwise specified on the Listing.
Conditional Approval
Applicants who do not meet the standard credit criteria may still qualify through conditional approval, which may require one or more of the following:

A current landlord recommendation (also known as a Verification of Rent, or “VOR”)

A qualified co-signer

An increased security deposit of 1.5x to 2x the standard amount
