Rental Marketing

Rent Collection
It's critical to establish clear expectations before tenants move in. Rent is due the first of each month with a grace period until the sixth. A daily late fee accrues if rent remains unpaid after this period and collection efforts begin. On the seventh day, our collection efforts will commence. We also offer a Resident Benefits Package that includes perks for tenants. This package provides residents with redeemable reward points for timely rental payments.
Inspections
Property owners receive in-depth inspection reports at acquisition, when the property becomes vacant, and upon lease renewal. Reports include detailed photos along with recommendations. Suggestions include updates, preventative maintenance measures, and areas for improvement. These suggestions can help you to make informed decisions for your Texan investment.
Maintenance
Our team is committed to executing prompt repairs and ensuring your tenants are satisfied. Maintenance requests can easily be completed online. Tenants can also schedule repairs online, communicate directly with the Maintenance Coordinator, upload photos of the issue, and provide feedback on the service from the comfort of their own homes. In the event of an emergency, we have a 24/7 emergency maintenance hotline.
Tenant Screening
Managing a property comes with its challenges. One aspect that can seem particularly overwhelming is sourcing reliable tenants. That's where we come in! Our team executes a thorough tenant screening process that includes an eviction and bankruptcy search. This is done to evaluate the applicant's financial stability. We also pull a credit report and verify the applicant's employment status. We want to ensure you feel confident about your leasing decisions.
Rental Protection
Things can happen when you least expect it. But we want you to have peace of mind. That's why we offer an Owner Benefit Package. It includes two optional key features- the Rent Protection Coverage and Rent Advance Program. This package makes you eligible to receive up to two months of rental payments should a tenant default on their rent. It's specifically designed to shield you from the financial burden of rental payment issues.
